Unique Features

Room outside, and plenty of it. A wide wall of sliding glass doors opens the living room onto a covered terrace with recessed lighting and a 46-foot private balcony beyond it: about 512 sq ft of outdoor space, with large-format tile and horizontal-slat privacy fencing. Inside, the primary bath has heated tile floors and the kitchen centers on a 9-foot oak island. The building is unusual too: brand new, with an elevator and only nine homes, all built to condo standards.

Interior Highlights

The kitchen and living area, one open space of roughly 23 by 20 feet under 10-foot ceilings and oversized windows. The 9-foot oak island has an undermount sink, brass gooseneck faucet, dishwasher and microwave drawer, with marble-look quartz, white shaker cabinets with tall pantry storage, a gas range and KitchenAid stainless appliances. Light, wide-plank engineered hardwood runs through the living areas and bedrooms. The primary bath has heated tile floors and a frameless-glass rain shower, and the full-size LG washer/dryer has its own closet.

Best Things About the Building

It's new and small: four stories of fully sprinklered brick with an elevator and only nine homes above a ground-floor commercial space, all built to condo standards. There's a keyless entry intercom, an active security system, a bright entry corridor with a floor-to-ceiling glass wall and an enclosed, heated attached garage. It has a before-and-after, too: a one-story late-1950s storefront held this piece of Lincoln for more than sixty years before a local builder started fresh in 2024.

Best Things About the Neighborhood

Walk Score 89. The #11 Lincoln bus stops at the door, Tony's Fresh Market is about two short blocks away and the Western Brown Line is about a mile off. Winnemac, Legion and River parks are close, Lincoln Square's restaurants and shops line the avenue, and Andersonville is just east. There's history here too: Budlong Woods is named for the Budlong farm a few blocks south, which the Chicago Sunday Tribune called the largest pickle farm in the world in 1903. Later a 1907 account counted some 30,000 roses in the family's glass greenhouses.

Why It's Worthy of Calling Home

The outdoor space, easily. Slide open the glass and the living room keeps going: a covered terrace for rainy evenings and a 46-foot private balcony for planters, a bistro table and long summer dinners, about 512 sq ft in all. Add three bedrooms with room for a home office, two full baths, heated floors in the primary bath, in-unit laundry and central air, all in a new nine-home elevator building on Lincoln with an enclosed, heated garage. The Budlongs grew roses a few blocks south. Here you can grow your own.
